Methodology
Hapito assembles building reports from official records, keeps every fact tied to its source, and reports what it does not know as plainly as what it does.
Three evidence layers, reported separately
Every building report is built from three layers: the nationwide directory, official enrichment, and resident evidence. Each layer has its own coverage denominator and its own eligibility rule. The layers are never combined into a single number, a single badge, or an overall availability claim.
The five report states
Every building is in exactly one of five states, and its report names the state it is in.
- Directory: the official address and building identity are resolved, and nothing more is known.
- Official report: a minimum useful set of source-dated official facts has passed quality checks.
- Resident evidence: at least one category of resident experience has passed the publication and privacy thresholds.
- Needs review: an identity question, a source conflict, or stale data blocks a normal report. The report states the reason.
- Unsupported: the object is not an eligible apartment building, or no safe canonical match exists. The report states the reason.
Every fact names its source
Each official fact carries the source it came from, the source record it was read from, the time Hapito retrieved it, and the date the source says the value took effect. When sources disagree, every reading is preserved and the conflict is shown; Hapito never silently picks the newest or most convenient value.
Every report shows when it was last checked, section by section. Official registers publish on their own schedules, so a value can be faithful to the register and still trail reality; values older than the freshness policy allows are marked stale rather than hidden.
Absence of evidence is never reassurance
A building with no resident evidence has an unknown resident experience, not a good one. Hapito never renders an empty field as a zero, a missing record as compliance, or silence as the absence of problems.
Resident aggregates publish only after passing a versioned threshold policy that treats favorable and unfavorable reports identically. Until that policy is calibrated, no resident aggregate publishes at all.
No scores, no rankings
Hapito publishes facts, sources, dates, and clearly labelled resident aggregates. It does not publish composite scores, star ratings, rankings, or leaderboards, because a single number would hide exactly the provenance a buyer needs to weigh.
Corrections
If something on a report is wrong, use the report-issue control beside it. Every correction case gets a stable id, and accepted corrections recompute every aggregate and summary that depended on the corrected value.
